A Safe Home-Buying Journey
Buying on the Costa del Sol is straightforward when you know the steps. Here's how we guide you from first viewing to the day you collect the keys.
1. Getting your NIE
Every foreign buyer needs a Número de Identidad de Extranjero (NIE) — a Spanish tax identification number. We help you arrange it before you buy.
2. Opening a Spanish bank account
A local account makes paying for the property, taxes and utilities far simpler. We can introduce you to English-speaking banks.
3. Reservation & due diligence
A reservation contract takes the property off the market. Your independent lawyer then checks ownership, debts and licences.
4. Private purchase contract
Usually signed with a 10% deposit, this fixes the price and completion date and sets out the terms for both parties.
5. Completion at the notary
The title deed (escritura) is signed before a notary, the balance is paid, and the keys are yours.
